Milestone Inspections & SIRS Repairs

Florida law now requires many condo and cooperative buildings to complete Milestone Inspections and Structural Integrity Reserve Studies (SIRS) on a regular schedule. When those inspections identify repair items, whether it’s roofing, exterior walls, or other structural components, White Ibis Restoration can address the findings directly: a full inspection of the flagged areas, documentation your board and engineer can review, and repair or reconstruction work completed to current Florida Building Code.

We’re not the engineering firm that performs your Milestone Inspection or SIRS, but we’re the contractor who can fix what it finds, with an owner who understands the regulatory pressure your board is under to get it done.

These requirements grew out of Florida’s post-2021 condominium safety legislation (often referred to as SB 4-D), and they carry real budget consequences: reserve funding for structural components identified in a SIRS generally can’t be waived or underfunded the way some associations did in the past. When your board is weighing repair costs against reserve contributions, having a contractor who understands both the construction side and the association side of that conversation, backed by our owner’s CAM license, helps the process move faster.
